Entry in the register is mandatory before using any facility. Personal trainers and external instructors are not allowed at any facility. Guests may not use society facilities, except Guest Rooms and the Club House.
The Rulebook

Society guidelines

These guidelines are in addition to the society by-laws, sale deed rules and resolutions passed in previous GBMs. The Committee reserves the right to take decisions based on the sensitivity of each situation.

3.1 Security & Main Gate
  • Gate 1 — Vendors and guest entry.
  • Gate 2 — Residents entry only, with automatic boom barrier.
  • Gate 3 and Gate 5 — Exit only.
  • Gate 2 vehicle access is enabled only after vehicle registration details are submitted at the society office with relevant documentation.
  • All residents must have the society sticker affixed on their personal vehicles.
  • CCTV surveillance operates across Shweta Shubham premises.
  • Cooperate with security personnel during entry and exit checks. Do not misuse entry/exit lanes.
  • Do not instruct or assign security staff tasks outside their designated duties.
  • Pre-inform the Security ASO and Maintenance Manager when expecting large gatherings or external visitors.
3.2 Fire & Safety
  • Fire extinguishers are available on every floor near the lifts.
  • Fire alarm systems are installed in each block adjacent to the lifts.
  • Fire-sensitive sprinkler systems are installed in Cellars −1 and −2.
  • Lightning arresters are installed on the rooftop.
  • Alarms are strictly for fire or health emergencies. Security at the main gate must be notified of the block where the alarm was triggered.
Misuse of fire alarms or extinguishers will attract penalties.
3.3 Power Backup (DG)
  • During a power outage from the electricity department, DG power is supplied to all flats.
  • The DG supports essential loads only — up to 2 lights, 2 fans and 1 internet point, as provisioned by the builder.
  • Power points supported under DG are as per builder design. Additional load connections are not supported.
  • DG usage involves fuel costs — please use power judiciously during outages.
4 Sports & Recreation Facilities

Common rules for all facilities

  • Entry in the register is mandatory before use.
  • Personal trainers or external instructors are not allowed at any facility.
  • Return equipment to its designated place; switch off lights, fans and A/C after use.
  • Maintain cleanliness and decorum; do not disturb other users.
  • Report damaged equipment to the Maintenance Manager.
  • Guests are not permitted to use these facilities (excluding Guest Rooms and Club House).

Gym

  • Age below 14 years is not allowed.
  • Do not drop weights or misuse equipment. Limit usage time during peak hours.
  • Individual music preferences will not be accommodated on the shared system; keep volume moderate.

Swimming Pool

  • Non-swimmers must be accompanied by a competent adult; children below 12 must be with a parent or guardian.
  • Shower before and after use; use the toilet beforehand. Proper swimming attire (nylon costumes) only; caps recommended.
  • Do not enter with an oiled body or hair, or if suffering from a contagious illness.
  • No diving. No running, pushing or rough play. Use the ladders to enter and exit.
  • No food, beverages, alcohol, smoking or intoxicants in the pool area. Pets and guests are not permitted.
  • Carry your own towel and dry yourself; avoid walking through corridors while wet.
  • Management is not responsible for accidents or loss of valuables.

Indoor Games

  • Handle carrom, table tennis, chess and other equipment with care. Do not rearrange or remove furniture.
  • Gambling or betting of any kind is strictly prohibited.
  • Share time slots fairly during peak hours.

Play Area / Outdoor Sports

  • Playing football is not permitted. Hard-ball cricket is strictly prohibited — only soft or rubber balls may be used.
  • Children must be accompanied and supervised by a parent or guardian.
  • Adherence to designated timings is mandatory. Do not damage equipment, fixtures or landscaping.

Yoga Room & Amphitheater

  • Dedicated space for yoga sessions; the amphitheater is available for small gatherings and religious events.
  • Prior written permission from the Maintenance Manager is required, with minimal cleaning charges if applicable.
5 Common Spaces & Building Rules

Corridors, common areas & tot-lots

  • Cycling, skating and playing with balls are strictly prohibited in corridors, common areas and tot-lots.
  • Scribbling, drawing or defacing walls is prohibited and will attract a fine.
  • Plucking flowers, damaging plants or tampering with landscaping is not permitted.
  • Corridors must be kept clear of personal items — shoes, furniture, cartons or any belongings. Footwear must be arranged neatly and must not obstruct walkways.
  • Plant pots in corridors must be within 3 feet of the flat entrance and must not obstruct movement.
  • No plant pots or objects on balcony parapet walls — this is a serious safety risk and strict action will be taken.
  • CCTV cameras for individual flats require prior consent from the opposite flat owner and the society office. Cameras must not capture neighbouring flat interiors or entry areas.
  • Any damage to common property, fixtures or landscaping will be charged to the responsible flat.

Reception area

  • Seating and waiting area with a television on a dedicated news channel at low audio; may be used occasionally for sports viewing.
  • The reception cabin may be used for private meetings after registering details with security.

Lifts

  • Lifts are available in each block with CCTV monitoring inside. There is no service lift — use lifts responsibly.
  • Unpacked materials and heavy items are not allowed; use the stairs for heavy items.
  • Children below 8 years must be accompanied by a parent or guardian.
  • Do not keep lift doors open unnecessarily. Tampering with or blocking lift cameras is strictly prohibited.
Lift damage, including scratches or intentional damage, attracts a minimum fine of ₹1,000 against the flat, with the maximum based on the extent of damage.

Parking

  • Park only within your allotted space and inside the markings. Cycles must be parked in the respective flat parking.
  • No-parking zones must be strictly followed, for both two-wheelers and four-wheelers.
  • Wrongly parked vehicles may be locked and fined per day — ₹200 for two-wheelers, ₹500 for four-wheelers.
  • Dumping waste or storing materials in parking areas is not allowed.
  • Unused vehicles or cycles should not be parked in common parking areas.
  • A designated walking path is marked near the lifts.

Rooftop

  • Residents are not allowed on rooftops; the Society is not responsible for any incidents.
  • Pets are not permitted on rooftops. Wandering or gatherings are not allowed.
  • Access requires approval from the Maintenance Manager with a valid reason and entry in the security register.

Balcony & elevation

  • External grills that alter the building's elevation or extend beyond the designated balcony or utility area are strictly prohibited.
  • Existing grills that affect the building's appearance or inconvenience other residents may be required to be removed on receipt of a formal written complaint from the affected flat owner.
6 Bookable Amenities

Club House

  • Book through the Maintenance Manager or the designated committee member. Allotted on a first-come, first-served basis.
  • Morning session 7:00 AM – 3:00 PM; Evening session 4:00 PM – 11:00 PM.

Guest Rooms

  • Book through the Maintenance Manager or designated committee member; first-come, first-served.
  • Collect the key and A/C remote from the society office and return them after use.
  • Check that clean towels and bedsheets are provided.

Tent House Items

  • Available at reasonable rates. Amount to be paid up front.
  • All items must be cleaned, inspected and handed back to the society office within 24 hours of the event, or as agreed at booking.
  • Any damage, breakage or loss will be charged to the flat at replacement or repair cost.
7 Residents, Tenants & Visitors

General guidelines for residents

  • Owners must ensure tenants submit required details and sign the society guidelines.
  • Owners are liable for any damage caused by their tenants or their authorised vendors. All fines and violation charges against the flat must be borne by the owner or tenant.
  • Commercial activities are not allowed.
  • Carpentry and in-house works are permitted only between 9:00 AM and 7:00 PM.
  • For resale of a flat, owners must obtain a No Objection Certificate (NOC) from the society office before proceeding.

Visitors & guests

  • Visitors must follow the entry process at the security gate and use Gate 1.
  • Visitors must park only in designated visitor parking and must not occupy resident slots.
  • Inform the Security ASO and Maintenance Manager in advance about large gatherings or outside guests.
  • Loud noise, music or gatherings should be avoided after 10:00 PM.
  • Any damage to common property by visitors is the responsibility of the respective resident.
  • Guests may not use society facilities, excluding Guest Rooms and the Club House.

Pets policy

  • Pets must be on a leash and accompanied by the owner at all times; use of a muzzle is mandatory.
  • Owners must ensure pets do not cause disturbance, such as excessive barking.
  • A copy of a valid vaccination certificate must be regularly submitted to the society office.
  • Pet owners must clean up pet waste in common areas and are responsible for any damage caused by their pets.
  • Pets may not roam freely in corridors or lifts, and are not permitted on rooftops or in the pool area.
All pet policy violations attract a fine of ₹1,000.
8 Waste Management & Cleanliness
  • Closed-lid dustbins must be used by residents.
  • Dumping waste in common areas or parking areas is strictly prohibited.
  • Waste removal charges, along with applicable fines, will be charged to the respective flat.
  • Spitting is prohibited — a fine of ₹1,000 will be imposed.
  • Disposing of diapers or sanitary napkins via the flush is prohibited.
All violators shall be fined ₹1,000.
9 Children & Minor Safety
  • Lifts — children below 8 years must be accompanied by a parent or guardian.
  • Swimming pool — children below 12 must be with a parent or guardian; non-swimmers must be accompanied by a competent adult.
  • Play area — ensure fair usage and equal opportunity for others; adherence to designated timings is mandatory.
  • Tot-lots and parks — cycling, skating and playing with hard balls are strictly prohibited.
10 Noise & Quiet Hours
  • Loud noise, music or gatherings should be avoided after 10:00 PM.
  • Swimming pool — maintain silence and decorum; no music or disturbance.
  • Indoor games — do not disturb other users or create excessive noise.
  • Gym — keep volume on the shared music system moderate.
  • Corridors and common areas — maintain cleanliness and proper decorum at all times.
  • Carpentry and in-house works only between 9:00 AM and 7:00 PM.
7.4 Move-In / Move-Out Process
  • Give prior information to the Maintenance Manager before moving in or out.
  • Produce the signed proforma by both owner and tenant before moving in.
  • Shifting is permitted only between 7:00 AM and 6:00 PM.
  • ₹1,000 is charged each for move-in and move-out (applicable to tenants).
  • Move-out requires an NOC from the Maintenance Manager with owner confirmation for gate pass issuance.
  • The luggage vehicle must be parked so it does not inconvenience residents — only in designated areas on the East side driveway.
1.4 Suggestions & Support
  • A suggestion box is available at the reception. Residents are encouraged to submit suggestions or complaints.
  • Contact the society office for maintenance support during working hours.
  • In emergencies, contact any Committee Member.
  • Committee Members may be available at the office on weekends.

Section 1.3

Support staff — what's covered, what isn't

Support staff are managed by the Maintenance Manager. They must not be engaged for personal work inside individual flats beyond the defined scope.

Covered

  • Common area electrical infrastructure — corridor and cellar lights, lift power supply, DG connections, motor panels
  • Faults up to the flat's MCB point
  • Periodic inspection of panels, switchboards and DG wiring
  • DG operations during power outages

Not covered

  • Any electrical work inside flats beyond the MCB point
  • Personal appliances, fixtures or internal wiring
  • Engage your own licensed electrician

🚰 Plumber

Covered

  • WTP, STP, drainage systems and overhead water tanks
  • Water levels, pump operations and pipelines across the society
  • Cellar drainage, rainwater harvesting and external pipeline repairs
  • Leakages and blockages inside flats on a best-effort basis during working hours

Not covered

  • Tap repairs, faucet replacements or fixture installation inside flats
  • Internal bathroom or kitchen plumbing modifications and renovations
  • Engage your own licensed plumber

🧹 Housekeeping

Covered

  • Corridors, staircases, lobbies, lifts, reception and clubhouse
  • Gym, pool surroundings, indoor games room, yoga room, amphitheater
  • Guest rooms, including bedsheets and towels between bookings
  • Cellars, parking areas, driveways, ducts and cobweb cleaning

Not covered

  • Cleaning or domestic work inside individual flats
  • Personal errands, grocery carrying or shifting assistance

🌱 Gardener

Covered

  • Lawns, flower beds, hedges, potted plants and tree lines in common areas
  • Watering, pruning, trimming and seasonal planting
  • Tot-lot greens, walkway plants and entrance landscaping
  • Fertilisers, pesticides and soil treatment for common greenery

  • Gardening inside flats, balconies or terraces

🛡 Security Personnel

👤 Treat staff with respect

Support staff are valued members of our society's ecosystem, working to ensure a safe and comfortable living environment for everyone. Courteous and respectful interaction is expected at all times.

Any form of verbal abuse, intimidation or disrespectful behaviour towards support staff is strictly unacceptable and may be escalated to the Core Committee. Complaints about staff should be reported to the Maintenance Manager or Core Committee.

Maintenance

Quarterly · NBH only

Payable only through NoBrokerhood. All dues must be cleared by the 15th of the first month of the payment quarter.

Late payment

2% per month

Charged on the balance amount after the due date. Three notices are issued, after which the flat is marked a defaulter and services may be impacted.

Move-in / out

Applicable to tenants only, charged separately for move-in and move-out.
